Gas shut down in Bensonhurst, NY

For a kitchen, every day without gas is a day without revenue

A gas outage in a Bensonhurst storefront is not an inconvenience, it is closed doors. And the thing that decides how many days that lasts is usually the filing, not the pipe. If you know work is coming, plan it with the restoration in mind. Call (646) 996-5806.

The restoration is the schedule, so build around it

Here is the part that costs money. Gas service cannot simply be turned back on after a shutdown. A Department of Buildings inspection is required to authorize restoration, a Licensed Master Plumber requests the Gas Authorization through DOB NOW: Inspections, the Plumbing Unit reviews it, and the utility reconnects on that approval.

So a commercial kitchen’s reopening date is set by an agency process, not by how fast the plumbing gets done. Operators who plan around the pipe work are the ones who keep revising their reopening.

There is a second trap specific to buildings like these. The inspection looks at the system, not only at the thing you changed. On a storefront that has been fitted out several times over the decades, that is where previously unfiled alterations surface. An outstanding work-without-permit penalty must be cleared before a new permit is issued, which can sit directly between you and your gas.

Both of those are manageable when they are expected. Neither is manageable when it is discovered with the kitchen already dark.

Tenants upstairs, trade downstairs, one gas service

RB Mechanical Plumbing and Heating is third generation and owner operated, licensed master plumbers working in New York City since 1983. We are on Staten Island’s south shore, one bridge from Bensonhurst, on the same gas utility.

On these mixed use buildings a gas shut down has two constituencies with opposite interests. The business needs it short and scheduled around trade. The residents upstairs need notice and would rather it was not during dinner, or in January.

Whether you can satisfy both depends on one technical question: can the commercial branch be isolated from the residential risers? Sometimes yes, sometimes no, and it is not always what the layout suggests. We establish that before the date is set rather than on the morning, because it is the single fact that decides how the outage is managed.

Isolate, file, work, authorize

We test the system to find out what can be isolated. If the commercial branch can be taken off without the residential risers, the outage is confined and the job becomes far easier to schedule.

We file before the shutdown on planned work. Filings go through DOB NOW: Build; paper filings are no longer accepted. Repair or replacement of existing equipment commonly runs under a self-permitted Limited Alteration Application.

Lines taken out of use are capped properly rather than valved closed.

Then the restoration: Gas Authorization Request through DOB NOW: Inspections, Plumbing Unit review, utility reconnection on approval. On a trading business that step has a daily cost, so we chase it rather than hand it over.

Planning a commercial gas outage Bensonhurst

What to settle before you pick a date

Whether the commercial space can be isolated from the apartments. This decides everything else about the plan.

What the building’s filing history looks like. Unfiled alterations surfacing at the restoration inspection is the most common cause of an outage running long on these buildings.

Whether a range hood suppression system is involved. It is a separate licensed trade, installed and tested by a Licensed Master Fire Suppression Piping Contractor with an FDNY inspector, and the Department of Buildings Plumbing Unit checks that work before the utility supplies gas.

What notice the residential tenants get. The city publishes guidance for tenants about gas being cut off, so they know where to complain. Better to over-inform them than to have them find out when the stove will not light.

And what else should be done in the same outage, since you are paying for the closure either way.

How long will my kitchen be closed?

We will not give a date before seeing the system, and an operator should be wary of anyone who does. What we will tell you is where the time goes: the work, then the Department of Buildings inspection, then the Gas Authorization approval, then the utility.

The agency steps are usually the longer half and they are not ours to speed up. What we can do is file early, file correctly, and chase, which is most of the difference between a short closure and a long one.

Often yes, if the commercial branch can be isolated from the residential risers. That is a technical question we answer by testing rather than by looking.

Where it can be isolated, the outage is confined to the business and the building is much easier to manage. Where it cannot, everybody is off and the plan has to account for that.

Because the inspection examines the system, not only the part you changed. On a storefront fitted out several times over the years, unfiled alterations tend to surface at exactly this point.

An outstanding work-without-permit penalty must be cleared before a new permit is issued. So a previous tenant’s shortcut can hold up your reopening, which is why the filing history is worth establishing before you schedule.

The physical work can usually be scheduled around trading, and on these buildings that is the normal arrangement.

What cannot be scheduled around trading is the Department of Buildings inspection and review. That runs on the agency’s time, which is the reason the pipe work being done at three in the morning does not by itself shorten the closure.

We are not your lawyer and will not advise you on obligations. Practically, yes, and generously. The city publishes guidance for tenants about gas cut-offs, so they are told what to expect and where to complain.

A building where tenants were warned in advance is a very different experience from one where they were not, regardless of how long the outage runs.

A Licensed Master Plumber. Altering, relocating or removing gas piping serving restaurant cooking equipment must be done by an LMP, and fuel gas piping work across New York City is restricted to LMPs.

Check the licence on the Department of Buildings License Search before work starts. A restoration that fails on who did the work is the most expensive kind of delay.
